"WFH" has impacted most business leases, and strategies. Office support overhead of lease fees, parking, furniture, supplies (coffee, plates, paper, etc...), utility bills, janitorial, etc... has changed how business think about leasing space.

Microsoft is close to being 75% back to work, and have several building projects ongoing, so... WFH strategies are different and not monolithic.
 



Because Vancouver is very much like Seattle in terms of climate, amenities, "vibe", etc. - way more so than Toronto.

All things that don't matter (Toronto's climate is nicer then most of the rest of Canada, TO have pretty much all the amenities that actually matter business wise), TO is in a straight up better time zone that includes the majority of North America's population, it has access to a huge talent pool, it's close to economic centers such as New York and Montreal, its the largest city in Canada, it's close to major tech hubs like Kitchener & Waterloo, ect...
